Don't Give Away Your Value - Know Your Market Price!

I study the market in which I practice.  Every good agent does.

This is a heads up to all of you who have you homes listed at market value in the +/- $200,000 range in the Greater Lima Area.

Don't give it away.  Inventories in this range are the lowest that they have been in the last few years.  The rate of sales is nearing 10 per month and there are less than 80 homes for sale in this price range.  Compared to our area's market as a whole, you are in the most desireable price range!

The warning that I am issuing is because the list-to-sell ratio for this price range has not moved in over 4 years.  You are still giving away dollars to get closed and, in my opinion, you shouldn't be.

Now some of you are sitting in your home for sale and wondering how I could be saying such things, after-all, your home has been on the market for a year.  An aside to you, something is wrong with your condition or price (maybe you don't belong in this price range but only think you do).
